Gilbert Arizona House Prices, Sales, and Price Per Square Foot Rose Again May 2014

Average price per square foot for Gilbert AZ was $126, an increase of 6.8% compared to the same period last year. The median sales price for homes in Gilbert AZ for Feb 14 to May 14 was $242,950 based on 1,018 home sales. Compared to the same period one year ago, the median home sales price decreased 2.8%, or $6,950, and the number of home sales decreased 28.4%. There are currently 2,329 resale and new homes in Gilbert, including 25 open houses, as well as 815 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Gilbert AZ was $337,207 for the week ending May 21, which represents a decrease of 0.6%, or $1,903, compared to the prior week. Popular neighborhoods in Gilbert include San Tan Ranch and Vincenz, with average listing prices of $289,789 and $235,920.

The town's population surged to an estimated 229,972 people in July 2013, up from about 221,000 the previous year, according to Census Bureau data.
That 4-percent growth rate made Gilbert the 12th fastest-growing municipality in the U.S. last year, joining the likes of Odessa, Texas, and Lehi, Utah, on the list.
 Gilbert for the first time is estimated as the Valley's fifth most-populous community, narrowly leapfrogging Scottsdale. Glendale, the region's fourth largest city, is now just 5,000 residents ahead of Gilbert, which could pass the West Valley city when the next estimates are released in 2015.

April 2014: Pending Home Sales The Highest In Nine Months For Arizona & Southwest

The number of homes that went under contract rose in March, marking the first gain in nine months, the National Association of Realtors reported.
Pending home sales — a forward-looking indicator based on contract signings — climbed 3.4 percent from February to March, but were down 7.9 percent from the same time a year ago, according to NAR.

“After a dismal winter, more buyers got an opportunity to look at homes last month and are beginning to make contract offers,” said NAR Chief Economist Lawrence Yun. “Sales activity is expected to steadily pick up as more inventory reaches the market, and from ongoing job creation in the economy.”
Pending home sales in the Northeast increased 1.4 percent in March, slipped 0.8 percent in the Midwest, rose 5.6 percent in the South and increased 5.7 percent in the West.
